The Most Common Form of Relief: Homestead Exemptions

One of the most widespread and powerful tools for property tax relief is the homestead exemption. This is a special provision that reduces the assessed value of your home, which in turn lowers your tax bill. Think of it as a discount on your home’s taxable value. The exemption applies only to your primary residence, which is the home you own and live in, also known as your homestead.

Nearly every state offers a general homestead exemption to all homeowners. However, what many seniors do not realize is that there is often an additional, more generous exemption available specifically for older adults. This is a key type of senior benefit. These “senior homestead exemptions” typically have age and income requirements. You usually need to be 65 or older and fall below a certain income threshold to qualify.

Let’s look at a clear example of how this works. Imagine your home has an assessed value of $300,000. Your county offers a general homestead exemption of $25,000 to all homeowners. This would lower your home’s taxable value to $275,000. Now, let’s say your county also offers a senior homestead exemption for an additional $50,000. If you qualify, you could claim both. Your total exemption would be $75,000 ($25,000 plus $50,000). This would reduce your home’s taxable value all the way down to $225,000. If your local tax rate is 1 percent, this senior exemption would save you an extra $500 every single year.

The rules and exemption amounts for the homestead exemption for seniors by state vary widely. Some states offer a flat dollar amount reduction, like in our example. Others might reduce the assessed value by a certain percentage. It is absolutely essential to check with your local county tax assessor to learn the specific rules, income limits, and application procedures in your area. You almost always have to apply for this benefit; it is not automatic. The application is usually a simple form that requires proof of age, residency, and income.
